You need to speak the language of bankers and investors!  Your proposal should include an Income Statement, a Statement of Cashflows, and a Balance Sheet expressed monthly and annually.  

Most new owners try to create what is essentially a Profit & Loss Statement (or close to one).  Money in and money out.  Its likely they don't know how to include depreciation and amortization as well as interest, principle, and tax payments that impact profitability and cash flow. 

Bankers and investors want to know if you have enough cash at the end of the month to pay your bills and make a profit.  You should know this too!
